We charge a set fee per flat per year which will be between £6-£20 per flat per month, depending on how many services you want to include and the size of the block. No VAT is payable.
A list of separately charged services can be found here. Unlike most agents, we do not charge commission on routine work undertaken by contractors, unless we are required to supervise the works (which would normally be the case for major works).
No – we specialise in smaller blocks of flats. Often these are not viable for larger managing agents because of their higher overheads.
All client monies are held in a separate ring-fenced client account as required by ARMA.
We would visit at least annually to conduct a site inspection. Other visits may take place in the normal business of block management. Any other visits by request would incur a charge.
We could start as soon as the contract is signed or at a date agreed with you.
As a minimum, we would require a copy of the lease, any risk assessment and safety reports already carried out, service charge accounts for the last 12 months, and a set of keys! Other than that, we would like as much information as you can give us, as the more we have the more effectively we can hit the ground running.
