Letting and Full Management Service

This is the service that takes all of the stress out of letting for you. From finding and selecting suitable tenants, collecting and forwarding their rents, dealing with any problems that crop up during the tenancy right through to the final check out and release of deposit. If you want complete peace of mind from start to finish, this is the service for you.

In detail, CBR Property will…

  • Market, advertise and conduct viewings of the property
  • Select suitable tenants, by carrying out reference checks and obtaining guarantors
  • Prepare tenancy agreements and relevant notices
  • Collect and arrange for registration of deposit
  • Prepare tenant information folder for each property
  • Arrange for utilities, etc to go in tenants names
  • Carry out check-in at start of tenancy
  • Collect rent and remit monthly with statement
  • Chase any rent arrears up to and including issue of Notice
  • Carry out a property inspection and report every 3 months of ongoing tenancies
  • Arrange routine repairs and maintenance
  • Payment of property related outgoings
  • Renewal of tenancy
  • Check out report when tenants vacate
  • Release of deposit

FEE: 10%

If you are content to manage the property yourself during the tenancy, but you would like us to find suitable tenants and deal with collecting the rent, this is the ideal service for you.

On Call Property Management

Do you want some professional help with your existing let, but don’t want to pay for a full management service that offers more than you need?

Unlike other agencies, CBR Property Management offers an “on call property management” service, where you pay only for the time we expend on dealing with any management issues at your property.

It could be that you have long-standing tenants in place and find that you are only called upon once or twice during a tenancy to sort out some issue – you won’t want to pay a 10% management fee every month for an easy let like this! However, if you don’t live nearby it can be a real pain to have to drive down, or attempt to sort a problem out long-distance. Our innovative “on call” service means you don’t have to. Just give us a call and we will sort out the problem for you there and then and then invoice you at our rate of £40 per hour.

We also ask that you let us hold £100-£200 (depending on size of property) of your money in our client account, so that we can pay any contractors needed at the time. Copies of contractor invoices will be forwarded to you for your records.

Ad Hoc Services

CBR Property Management can also carry out a number of other services for landlords that may not be included in the service you have selected:

  • Energy Performance Certificate – from £85 
  • Gas Safety Certificate – from £80 
  • Portable Appliance Testing – £5 per item, but minimum charge of £45 
  • Check in – £50 
  • Check out with inventory report – £90 
  • Interim property inspection and report – £50-£90
  • Issuing rent arrears letters – £35 per letter 
  • Issue and deliver Notice Seeking Possession – £65 
  • Issue Possession Proceedings – £160 (includes court fee)
  • Court appearances – £90 per hour 
  • Inventories – Start at £60 for 1-bed unfurnished flat
  • Plan and manage refurbishments – 10% of total cost.
